Property Owner Dues

We have one of the lowest homeowner annual dues in the area, only $50.00.  The invoice is mailed out at the first of each year and the due date is February 28th.  Please mail back to the address enclosed on invoice (LBPOA, PO Box 926, Zephyrhills, FL  33539). A check or money order is requested. Please do not send cash for the safety of receipt.  If the $50.00 is not received by February 28th then a $10.00 late fee will be included in your annual dues for each month not paid past February.

Basic Rules for compliance to our covenants and restrictions

Trash cans are stored in your garage or on the side of your house not visible from the street.  Hiding them behind a small wooden fence or shrubbery works well.  “Storing” them in plain sight on the driveway is not allowed.

Cars and trucks must be parked in garages or on driveways, not on front or side lawns. Boats, trailers and RV’s are allowed on your property, but must be either in garages or hidden behind privacy fences, not visible to the street.

Lawns should be mowed and trimmed regularly. Landscaping should be trimmed and weeded.  Trees on your property need to be trimmed so as not to cause roof damage or other property damage to you or your neighbor’s property.

Our community is designed to have ditches either on the back of your property or on the side. The purpose of these ditches is to have excess storm water flow freely into Lake Bernadette. Everyone is expected to keep these ditches cleared of excessive growth and weeds, especially during the rainy season. Each backdoor neighbor should clear their side of the ditch to the center.

Any changes to the exterior of your house, such as additional construction, paint color change, fences, etc. must be approved by the Architectural committee. A project request form needs to be completed, submitted and approved by the Architectural committee before proceeding with your project.
